How to Download Jamabandi Nakal Online in Rajasthan — Complete 2026 Guide

The Jamabandi Nakal is Rajasthan's official Record of Rights (ROR) — the one document that definitively establishes who owns a piece of land, how much area they own, and what it's used for. Whether you're buying, selling, applying for a farm loan, or sorting out an inheritance, this is the document you need.

Here's how to get it online, in the fewest clicks possible.

What you'll need before starting

  • District name (e.g., Alwar, Jaipur, Jodhpur)
  • Tehsil — the sub-district
  • Village name — the revenue village, not the colloquial name
  • One of these: Khasra number, Khata number, or owner name

If you only know a rough location, start with the village and browse from there.

Method 1 — The official portal

Go to apnakhata.rajasthan.gov.in.

The homepage shows a clickable map of Rajasthan. Click on your district. From the dropdown, pick your Tehsil. Then pick your Village.

You'll see four search options: by Khasra, by Khata, by name, or by GRN (government registration number). Khasra is fastest and most accurate — use it if you have it.

Click the result. The Jamabandi loads with owner details, area, land type, and revenue entries. Click "Download" for a PDF.

Method 2 — The Zona app (faster)

Install Zona. Allow location permission once — it prefills your district and tehsil based on where you are.

Type the khasra number. Results appear with fuzzy matching, so you don't need perfect spelling. Tap the result. Jamabandi, BhuNaksha, and satellite overlay all load on one screen.

When the portal is down

The Rajasthan portal experiences downtime maintenance, especially on weekends. Three workarounds:

  • Zona caches the last-known Jamabandi for any khasra you've viewed. Works offline too.
  • Google cache sometimes has older copies of specific records — try cache:apnakhata.rajasthan.gov.in/your-url
  • Tehsil office always has the physical records if you need something urgent and official

When the record isn't loading

The most common reasons, in order of likelihood:

  1. Wrong tehsil selected — some villages share names across tehsils. Verify the village code.
  2. Khasra recently renumbered — consolidation exercises rewrite khasra numbering. Search by owner name instead.
  3. Digitization still pending — a few villages in border districts aren't fully uploaded yet. Check the state-wise coverage status in the Zona app.
  4. Record is pre-2000 — older records are digitized on-demand. File a request at the tehsil and expect 2-3 weeks.

When ownership details are wrong

This happens more often than you'd expect. Reasons include:

  • Inherited property where the mutation (नामांतरण) was never filed
  • A completed sale deed where the buyer never applied for mutation
  • Spelling variants across documents

The fix: file a mutation application with the Tehsil office, attaching:

  • The sale deed or will (original + photocopies)
  • Affidavit about the inheritance or transfer
  • Khasra number and current Jamabandi as reference
  • Fee receipt (usually ₹100-500 depending on tehsil)

Processing time varies from 30 to 120 days depending on workload. The Zona app has a mutation tracker you can use to monitor status without calling the Patwari.

What the Jamabandi won't tell you

Three things a Jamabandi does not cover:

  • Physical boundary accuracy — for this, you need BhuNaksha plus a satellite overlay
  • Encumbrances from private agreements — verbal leases, undocumented partition deeds, informal pledges
  • Upcoming government acquisition — RERA notices, highway widening, SEZ proposals

Cross-check these separately. A Jamabandi with clear ownership can still be a bad buy if there's a pending land acquisition notification for the area.
